Margin + construction-year interest
After O&M and EMI · averaged
Cumulative investor cash flow, after all modelled outflows.
Construction has no revenue. Replacement costs are charged at the end of operating years 10 and 20. Figures are projections, not guaranteed returns.
Project funding and the full cost of borrowing.
Construction-year interest is additional investor funding, not part of the project-cost donut.
Initial funds needed = margin contribution + total moratorium interest. Interest is paid monthly, not capitalized.
Investor cash flow after O&M, loan payments and replacements.
Build = construction year. Numbered years are operating years. Amber markers identify equipment renewal; each bar shows net investor cash after that expenditure.
Understand the path from electricity sold to cash available.
Monthly figures are annual averages, not a seasonal forecast or a promised monthly payout. All residual cash is attributed to the investor in this model.
| Operating year | Generation (kWh) | Revenue | O&M | Loan payments | Replacement | Investor cash | Cumulative cash |

| Month | Phase | Opening balance | Payment | Principal | Interest | Closing balance |

Approximate EPC prices include GST, approvals, grid connection and the 33 kV line. Land is estimated at ₹10 lakh/acre. The selected margin and bank loan apply to EPC plus land. Loan availability is not assured by this model.
Full loan disbursal is assumed at construction start. Moratorium interest is paid monthly, not added to principal. EMIs begin after month 12; the selected 6–10 years are additional repayment years.
Supplied generation is treated as year-one saleable energy, degrading 0.5% each operating year. Flat selling tariff; ₹0.30/kWh covers all recurring operating expenses in this scenario.
The investor receives 100% of residual project cash. There is no additional revenue share, tax model, tariff escalation, separate working-capital reserve or land resale value.
Inverter/BOS replacements cost 5% of original solar EPC, excluding land, at the end of operating years 10 and 20. No replacement-price escalation or generation downtime is modelled.
Operating yield = first-year revenue after O&M ÷ combined EPC and land cost. This is before financing and tax, not investor equity IRR or a guaranteed return. Cash surplus is before tax and is not accounting profit.
Cash needs to be available for operating expenses and equipment renewals. This model assumes earlier operating cash is retained. Distributing cash can increase the funding needed.
Payback is the first cumulative break-even, interpolated within a month. Later replacements can reduce the balance. Monthly operating income is averaged; seasonal generation and payment delays require a separate liquidity assessment.
